			<content:encoded><![CDATA[<p>The B.C. provincial government has introduced new regulations making depreciation reports (reserve fund study) mandatory for strata corporations in B.C starting from December 2011.</p>
<p>A Depreciation Report is a tool, which are used to establish long term planning for common property of Strata corporations. It will help Strata to complete assets inventory, assess asset condition, define remaining service life for all assets, figure out a cost of replacement and set up cash flow strategy.</p>
<p>The regulation established requirements for time periods for the reports, qualifications criteria for person or team providing reports, schedules for updates, report content and rules of information / reports disclosure.</p>
<p>A depreciation report requires technical, financial planning, and construction and general management skills. This combination of extensive may be difficult to find in one individual. Depending on Strata complexity and size of strata corporations, this may mean the reason to delegate a preparation of the report  to team of professionals (firm, company), who has error and omission insurance,  rather than an individual.</p>
